Terms & Conditions

Terms & Conditions

Last updated: 2 November 2026

These terms govern your use of our website and any enquiry, reservation or stay with The Dove’s Nest. They also set out our house rules and guest services. By using the website or booking with us you agree to these terms. If you do not agree, please do not use the website or book with us.

1. About us

The Dove’s Nest is a family-run guesthouse at 31 route de la Petite Plage, Grand-Case 97150, Saint-Martin. You can contact us at thedovesnestsxm@gmail.com or +590 690 66 04 00. In these terms, “we”, “us” and “our” refer to The Dove’s Nest.

2. Reservations

  • Reservations may be requested through our website, by email, telephone or WhatsApp, including for same-day arrivals where accommodation is available.
  • A minimum stay of two nights applies.
  • All reservations are subject to availability and are confirmed only after we have accepted the booking, received the required deposit and issued a booking confirmation.
  • Please check the apartment, dates, number of occupants and other details shown in your confirmation, and tell us promptly if anything is incorrect.

3. Payments

  • A deposit of at least 50% of the reservation total is required to confirm a booking.
  • Payment may be made by credit or debit card through a secure Stripe or PayPal payment link, directly through PayPal, or by bank transfer for larger amounts where arranged with management. Cash payments are accepted on arrival for sums then due. We do not accept cheques.
  • Any remaining balance must be settled according to the terms communicated in your reservation confirmation.
  • Prices are shown in US dollars (USD) or euros (EUR) and may be indicative. Taxes, extras, cleaning or service fees (where applicable), currency conversion and charges for additional guests are confirmed before payment.

4. Cancellations and refunds

For reservations made directly with The Dove’s Nest, cancellation refunds are calculated as a percentage of the deposit actually paid, according to the notice received before the scheduled arrival date:

Notice before arrival Deposit refunded
30 days or more 100%
30 to 15 days 75%
15 to 7 days 50%
7 to 3 days 30%
3 days to 24 hours 10%

For cancellations received less than 24 hours before arrival and for no-shows, please contact us as soon as possible; the applicable charge is confirmed in your booking confirmation.

To request a cancellation, guests should contact us in writing by email or WhatsApp. The date and time the request is received will be used to determine the applicable bracket, based on Saint-Martin local time. Any third-party booking platform’s agreed terms may differ and should be checked in the relevant booking confirmation.

In exceptional circumstances, including serious illness or flight cancellation, management may, at its discretion and subject to supporting information where appropriate, offer to credit the deposit toward a future stay within 12 months, subject to availability. This is a goodwill option, not an automatic entitlement, and does not affect any mandatory rights under applicable law.

5. Check-in and check-out

Check-in begins at 3:00 PM and check-out is by 11:00 AM. Early check-in and late check-out may be considered subject to availability and advance approval. During the high season (15 December to 15 April), early check-in and late check-out cannot be guaranteed, as apartments are often prepared for incoming guests on the same day. Guests are kindly asked to respect these times; if your flight times fall outside them, please let us know in advance and we will do our best to help with luggage storage.

6. Security deposit and damages

At check-in, a security deposit equivalent to one night’s accommodation is held on a payment card, subject to the payment provider’s authorisation process. It is intended to cover documented damage or additional costs attributable to the stay, where legally chargeable. We will inform the guest of any issue and seek to discuss it fairly before making a charge or deduction. Any amount retained should reflect reasonable, documented costs; damage above or below the security deposit will be handled through communication and, where necessary, an itemised claim. The deposit is released after check-out once the apartment has been checked, subject to the payment provider’s processing times.

7. House rules and guest services

Welcome and quiet hours

The Dove’s Nest is a welcoming home away from home. Guests may enjoy their apartments and shared spaces throughout the day. Please keep noise to a minimum between 10:00 PM and 7:00 AM, out of consideration for neighbours and other guests.

Visitors and gate access

Visitors are welcome. To help keep the property secure, guests are kindly requested not to share the entrance gate code with people outside the property and, whenever possible, to meet their visitors at the gate.

Smoking and pets

Smoking is not permitted inside apartments. Smoking is allowed on private porches only when the apartment door is closed, and in outdoor common areas; please dispose of cigarette butts responsibly. Pets are not permitted, subject to any legal obligations concerning assistance animals.

Housekeeping and linens

Housekeeping is included in every stay. Regular service is generally provided every four days or at least once per week, according to the length and arrangements of your stay. Guests may request additional changes of towels, sheets or other linens before scheduled service; any charge for extra changes will be advised in advance. Contact details are available in the digital welcome guide displayed on the apartment television.

Children, gardens and shared spaces

Children are warmly welcome. Parents and accompanying adults are responsible for appropriate supervision and for helping prevent damage to property or equipment. Guests may enjoy the gardens, walkways and common areas, while respecting other guests, keeping stairwells and corridors clear, and leaving shared spaces clean and tidy.

Parking and video surveillance

Complimentary parking is provided on the property, with convenient access to the apartments. The parking area is monitored by video surveillance. Guests should secure their vehicles and valuables. Responsibility for loss or damage is determined in accordance with applicable law; free parking does not remove rights that cannot legally be waived. Management may review footage following a reported incident, but access to or disclosure of recordings is subject to applicable privacy and data-protection rules. Further information is in our Privacy Policy.

Barbecue area

Guests may use the shared barbecue area. Charcoal and lighter fluid are provided; please use them carefully, never add lighter fluid to hot or burning coals, supervise children and extinguish the fire completely after use. Please leave the barbecue and surrounding area as clean as found and replenish charcoal and lighter fluid used for the next guests.

Beach equipment and kayaks

A set of beach chairs and an umbrella is available for a rental fee of €10 or US$10 for the entire stay. Complimentary kayaks are available directly on the beach, subject to availability, suitable sea and weather conditions, and posted safety instructions. Guests must use the equipment responsibly, use appropriate flotation devices, supervise children and should not kayak in unsafe conditions.

Optional dining services

On request, guests may arrange additional services such as breakfast or dinner delivery through our trusted restaurant partner, Villa Royal. These services are subject to availability and any applicable additional charges.

8. Responsibility and liability

Guests are asked to use accommodation, equipment and shared areas responsibly and to report accidents, defects, damage or safety concerns promptly. We will take reasonable steps to provide a safe and comfortable stay and respond to service interruptions. Guests should take reasonable care of their belongings. We are not responsible for losses or events outside our reasonable control except where liability arises under applicable law. Nothing in these conditions excludes or restricts rights or responsibilities that cannot lawfully be excluded. We strongly recommend that guests take out travel insurance covering cancellation, medical expenses, personal belongings and travel disruption.

9. Intellectual property

The website, its design, text, photographs, logo and other content are owned by us or licensed to us and are protected by intellectual-property laws. You may not reproduce, distribute or use them commercially without our prior written permission. Third-party content (for example Google reviews) remains the property of its authors and is subject to their terms.

10. Privacy and cookies

Our Privacy Policy and Cookie Policy explain how we handle personal data and cookies, including video surveillance at the property. They form part of these terms.

11. Changes to these terms

We may update these terms from time to time. The current version is always published on this page with the “last updated” date. The terms in force when you make a booking apply to that booking.

12. Governing law and disputes

These terms are governed by French law. If you are a consumer, you benefit from the mandatory consumer-protection rules of your country of residence. We encourage you to contact us first so that we can try to resolve any issue. Subject to applicable law, disputes fall within the jurisdiction of the competent courts of Saint-Martin, France. Consumers in the EU may also use the European Commission’s online dispute resolution platform: ec.europa.eu/consumers/odr.
